Florida Statute 475 governs real estate licensees.  Florida is a Transaction Broker state.  All licensees are required BY LAW to explain to you YOUR RIGHTS on the different types of agency representation.

Ask Yourself this simple question to help you determine if the agent you are considering working with could be a "Transaction Broker":

Does the Agent (or the company he/she works for) list property for sale?

If the answer to that question is "YES", BE CAREFUL!  Transaction Brokers can (and usually do) switch from Transaction Broker to "Buyer's Agent" to "Seller's Agent", back to Transaction Broker and on and on and on.  It's confusing trying to keep up with all the switching back and forth.

The purchase of a home is the most expensive investment you will ever make and the paper work alone gets very confusing and tedious.  You don't need to work with a real estate agent that is confusing also.

A Transaction Broker can not provide the following services for you:

1) Be an advocate for you
2) Negotiate price
3) Negotiate terms
4) Suggest offering price
5) Point out potential defects and/or problems
6) Provide information about the seller: motivation for selling, price the paid for the property, how long the home has been on the market, etc.
